Kitchen remodel FAQ for Titusville homeowners

General questions about costs, products, projects and calling. Town-specific questions are on each town page. If your question is not here, call and ask.

Cost and budget

What is a realistic budget for a small kitchen?

Published figures center on the high twenties for a minor remodel, and Houzz reports a $20,000 median for minor projects. Doing less, such as painting cabinets and replacing counters, can cost well under that. See the cost guide.

How much should I set aside for surprises?

Plan on 10 percent in a newer home and 15 to 20 percent in a house built before 1980, because walls and floors can hide old wiring, plumbing or water damage.

Can I do a remodel in stages?

Yes, and it often makes sense. Do electrical and plumbing first, then cabinets and counters, then finishes. Doing the work in the wrong order means paying to undo it.

Is financing available?

Some remodelers offer it, and homeowners also use savings, home equity or personal loans. Ask about it when you call, and compare any offer as you would any loan.

Products and materials

Which cabinets last longest in Florida humidity?

Plywood boxes handle damp better than particleboard, especially at the sink and dishwasher. Good sealing and a running air conditioner matter just as much as the material.

Do I need a range hood that vents outside?

It is strongly worth having in a humid climate. Recirculating hoods filter some grease, but they put moisture back in the room. Block walls can make ducting harder, so raise it early.

What flooring works in a kitchen on a slab?

Tile, luxury vinyl and polished concrete or terrazzo all do well on slabs. Solid hardwood is riskier over concrete in a humid climate. Have moisture tested before any floor goes down.

Is stainless the best choice near salt water?

For hardware and fixtures, solid stainless beats plated finishes. Grades differ, though, so ask what you are buying. Wipe appliance panels often, because salt film causes spotting over time.

The project

Can I live at home during a kitchen remodel?

Usually, yes. Set up a temporary kitchen in another room with a microwave, a coffee maker and the refrigerator. Older homes with lead paint concerns may call for extra precautions, especially with small children, so ask.

What is the biggest cause of delays?

Cabinet lead times and late decisions. Choose your cabinets, counters and appliances before demolition starts, and confirm that everything is delivered or dated before your kitchen comes apart.

When should I schedule around hurricane season?

Season runs June through November. Work inside the house can go on normally, but anything opening the roof or an exterior wall is better timed outside of an active threat.

Should I pull my own permit?

Usually not. Contractors normally pull permits, and a request to pull your own can be a warning sign. In Florida, an owner who does so takes on the responsibilities that go with it.

Calling

Am I committing to anything by calling?

No. A call is a conversation, and you have no obligation to hire anyone. Ask about a free estimate while you are on the line.

Why is there no contact form?

Kitchen projects are hard to fit in a form, and a conversation gets you to the right person faster. You also get your questions answered as you go.

How do I check a remodeler?

Remodelers are independent businesses, so confirm that the contractor holds the license and insurance the work requires. The Florida DBPR lookup takes a minute.
